The Director of Facilities Management is a senior member of the ERS Leadership Team reporting directly to the President/CEO. This position is responsible for overseeing the hospitality services, construction and facility planning and maintenance to ensure buildings, equipment and supplies are in accordance with ERS policies and local, state and federal safety requirements. This position assists in selection of appropriate sites and renovation/construction decisions in partnership with the CEO and operational VPs.

- Responsible for planning, implementing and managing all aspects of the ERS facilities (both Affordable Living and CCRCs) including leading the assest management function, proper standards of cleanliness and implementing processes to ensure the safety and security of our residents, staff and guests.
- Develops staff organization plan and is responsible for recruiting, motivating, leading, managing, developing and evaluating a skilled and dedicated base of employees and consultants.
- Reviews and gives input on all future development projects including financial and operational due diligence, scope and design, alignment to the organization’s specifications and standards in order to meet the organization’s mission for aging in place.
- Completes capital needs assessments of the ERS portfolio on a scheduled basis using the input to prioritize, budget and drive capital improvements to completion.
- Provides input and manages facility budgets and purchasing for all communities. Negotiates and monitors all maintenance and service contracts in order to ensure high levels of service and sustain beneficial business partner relationships.
- Oversees operational risk management and facility compliance inspections including but not limited to OSHA, Life Safety, REAC, CARF, OCCH, OHFA and others governing bodies. Is a certified Risk Manager with our CCIC partners.
- Develops the Enterprise Emergency and Disaster Plan and organizes appropriate staff training in partnership with the ERS Risk Management Team.
- Develops effective processes to deliver results in the following areas: quality, value, customer satisfaction, financial results, staff satisfaction, regulatory compliance and organizational compliance inspections.
- Visits properties on a routine basis to assess the overall community condition and develops action steps to mitigate risk and improve quality for residents and overall conditions.
- Supports site staff involving policy and procedure development and execution including but not limited to timely invoice processing, reputation management, timely work order response rates and customer service.
- Manages and oversees commercial tenant portfolio; negotiates lease agreements and adherence, maintains commercial asset.
- Bachelor’s degree in engineering, architecture, construction or facilities management, business or related field required
- Five years experience of comparable scope and complexity required
- Knowledge of physical asset management systems, including life-cycle management, preventative maintenance, housekeeping, dining, security and grounds.
- Must be an effective leader with a proven track record and be supportive of team and process based organizational culture.
- Must be willing to travel and work flexible hours.
- Must hold a valid driver’s license and have reliable transportation
- Must be able to read, write, and communicate effectively in the English language.
- Must possess sight/hearing senses, or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met.
- Must be able to push, pull, move, and/or lift a minimum of 50 lbs to a minimum height of 3 feet and be able to push, pull, move and/or lift such a weight a minimum distance of 100 feet.
- Must be willing to work harmoniously with other personnel as well as be willing to communicate with residents based at whatever behavior or acuity level they are currently functioning.
- Must be able to relate to and work with the disabled, elderly, emotionally upset, and at times, hostile people within the facility.
- Must possess a valid state driver’s license.
- Must not pose a direct threat to the health or safety of other individuals in the workplace.
- Must be able to maintain regular attendance.
